I am looking for a small amount of office space for myself in downtown Springfield or some other potentially cool location. I currently work alone from an office in my home which I enjoy, but I spend too much time in here and not enough time in the living room with my wife. I have had office space in the past and I am considering moving the office outside the house again. Several years ago I had space downtown which I enjoyed.

I do construction engineering work for clients that are all non-local so I have no business related walk in traffic. If the space included utilities and there was an option to share internet with someone that would be ideal. I thought someone might have vacant spot somewhere in a larger space like a loft or gallery or lower traffic retail space, that might be interested in taking on a tenant.

About 200 - 250 sq ft would be ideal, but depending on the setup, I could do with less. If I had 150 sq ft that opened up into a larger common space or I could share a larger open space that could also work. Parking should be available somewhat close and the AC should be capable of keeping the room somewhere better then 76 most summer days with me and a computer.

I would prefer to rent from a building owner or sub-lease from a long term tenant. If you have something or know of a space, I would love to hear about it. for lease: 30' X 50' with small office area in the front of the building plus warehouse area suitable for storage or light manufacturing. The building is heated and has an overhead door in the front to allow van or pickup truck drive-in. This unit would be ideal for a HVAC or similar service business.
